King's Cross welcomes two new office occupiers to 2 Pancras Square

King’s Cross has announced another two new occupiers at 2 Pancras Square, hot on the heels of the news that Just Park has opened a new 7,000 sq ft office in the building.

Scale AI, a global leader in providing AI data, evaluations and outcomes, and Fanatics Collectibles, part of the Fanatics global business, have committed to new office space totalling 26,800 sq ft, reinforcing King’s Cross as one of the world’s leading workplace destinations.

2 Pancras Square is becoming an integral part of the estate’s established AI cluster, as well as a destination for ambitious, globally oriented businesses. Following the arrival of Scale AI and Fanatics Collectibles, only 8,000 sq ft remains in thebuilding - currently under offer -  reflecting continued demand for high quality, sustainable workspace at King’s Cross.

The lettings follow significant reinvestment by King’s Cross in its office portfolio, including recent enhancements to 2 Pancras Square to improve occupier experience and meet evolving business and workplace expectations.  

Scale AI establishes international headquarters at King’sCross

Scale AI has opened its international headquarters at 2 Pancras Square, expanding significantly from its former Soho office to take 11,000 sq ft, almost four times its previous footprint. The move marks a major step in the company’s international growth and its commitment to deepening partnerships across the UK and Europe. Its decision to move to King’s Cross reflects the area’s position at the centre of London’s AI industry – home to leading labs, research institutions and a deep pool of world-class talent. The relocation forms part of Scale AI’s broader global expansion, which includesnew or expanded hubs in New York City, Washington D.C., St. Louis, Doha, Delhi, Qatar and Riyadh. The location in London will support the business in anchoring its international operations and strengthening relationships with the public sector and enterprise partners.

The new office expands Scale’s capacity from 30 to 90 seats to support continued growth across international teams.

Fanatics Collectibles commits to new EMEA headquarters at King’s Cross

Fanatics Collecttibles, a major global sports and entertainment collectibles brand and part of the Fanatics Group, has signed a 10-year lease for 15,800 sq ft at 2 Pancras Square. The new space will serve as the company’s European headquarters, supporting its continued expansion across the region.

The move is the latest significant investment by the business in the UK market, following a move to a new Milton Keynes office and the successful launch of the cutting-edge Fanatics Collectibles’ global flagship retail store on Regent Street. The new high-tech workspace in 2 Pancras Square will bring together exceptional talent spanning product, licensing, retail, commercial and creative functions.

King’s Cross is one of London’s leading workplace destinations: a 67-acre, fully curated mixed-use estate offering almost 5 million sq. ft of commercial space. Office occupiers at King’s Cross benefit from private ownership, long-term investment and ongoing engagement from the estate’s management team, alongside 26 acres of traffic-free public realm, a thrivingyear-round programme of events and enlivenment and a diverse food, drink and leisure offer.

King’s Cross has had limited leasing opportunities over the last five years but has recently brought forward a range of new spaces at 2 Pancras Square and Western Transit Shed totalling 65,000 sqft.

This is in addition to The Jellicoe, a 172,000 sq ft workspace building which recently launched, offering a combination of flexible workspace through one of Europe’s largest management agreements with FORA and longer-term space available directly from King’s Cross. The flexible space at The Jellicoe is now over 90% leased to a range of innovative businesses, with a further 38,000 sq ft of longer-term Cat A space also available in the building.
