
The King’s Cross Group, owner and manager of the 67-acre King’s Cross neighbourhood in London, has announced it is developing a new vision for the nearby St Pancras Hospital site and is inviting the local community to learn more at a series of drop-in events.
The updated proposals directly address feedback from the local community and key stakeholders by delivering a substantial increase in homes - including affordable housing - alongside significantly improved, family‑friendly public spaces and stronger connections between the site and surrounding areas, including the King’s Cross neighbourhood.
Working in partnership with North London NHS Foundation Trust (NLFT), the proposals from The Kings Cross Group will also include modern, upgraded healthcare facilities in the South Wing at St Pancras Hospital, complementing those being delivered at Moorfields’ and UCL’s new centre for advancing eye health (Oriel) which neighbours the site, and adding to new and improved healthcare facilities across Camden and Islington.
A new commercial building will be central to unlocking these significant improvements and delivering a much more generous and integrated masterplan.
The new proposals seek to:
- Deliver better, modern healthcare settings in Camden with the refurbishment of the South Wing building and new and improved facilities across the borough made possible by the St Pancras Hospital Transformation Programme
- Provide 180 new homes with a target of 40% affordable homes for local people, representing an increase of 70 more homes than previous proposals
- Create a lively, well-connected and family friendly neighbourhood featuring open borders, almost 7,000 sqm of landscaped open space, including family-friendly spaces and stronger links with the nearby King’s Cross neighbourhood
- Boost economic growth and social value for Camden with more than 470,000 sq ft of dynamic workspace for around 4,000 employees and supporting around 900 construction jobs per year

In December 2025, The King’s Cross Group announced it had renewed its strategic partnership with North London Foundation Trust (NLFT) to acquire part of the St Pancras Hospital site in Camden. The partnership and renewed acquisition agreement mark an important first step in The King’s Cross Group’s growth beyond the King’s Cross estate, expanding its role as a long-term steward of the area and a creator of places that deliver lasting community benefit
