The King’s Cross Group acquires Great Northern Hotel interest

The King’s Cross Group (KXG) has acquired the long leasehold interest in the Great Northern Hotel from a leading global asset manager for a price in excess of £20 million.

Established in 2025, The King’s Cross Group owns one of the world’s leading examples of mixed-use urban regeneration - the King's Cross estate. The Group is responsible for the stewardship, management and ongoing development of the 67-acre site in central London, home to a diverse and vibrant residential community, progressive brands and world-leading companies defining the future.  

The acquisition strengthens the Group’s long-term stewardship of the King’s Cross area by streamlining the ownership structure of one of the neighbourhood’s most prominent hospitality assets. The hotel will continue to operate under a long occupational lease with Kaya Hotels UK.

Originally opened in 1854 and comprehensively restored as part of the wider King’s Cross regeneration, the Great Northern Hotel is one of London’s best-known railway hotels. Positioned adjacent to King’s Cross and St Pancras International stations, the hotel forms an important part of the estate’s offer, serving visitors and businesses alike.

The deal represents a milestone in KXG’s investment strategy, which focuses on strategic opportunities within and around King’s Cross where the business’s long-term stewardship model, world-leading placemaking expertise and deep understanding of the local market provide competitive advantage. The acquisition secures a long-term, inflation-linked income stream, while creating future opportunities to further integrate and enhance the hotel’s role within the wider estate experience.

The transaction also signals KXG’s continued appetite for capital deployment following its recent commitment to the redevelopment of the nearby St Pancras Hospital site in partnership with the NHS. The St Pancras Hospital scheme will deliver new homes, workspace and improved health facilities while extending the King’s Cross innovation ecosystem.
